everything from million dollar resort properties to low end mill village
properties. While all investments have their pros and cons.
There are many great mortgage products with unique
terms and fabulously low rates. Typically the same products can be found
over and over again with different lenders. How tiring it is to hear lender
after lender promote "GREAT RATES and EXCELLENT SERVICE". What
is the alternative? My clients are after cashflow, minimum investment
or zero investment and establishing a strong equity position on a property.
The method of acquisition is primary and then we get into rate and term.
My objective is to find clients that want answers to questions and solutions to problems. Ask me how to buy a 4 unit HUD foreclosure property with $0 net out of pocket, PLUS acquire rehab funds on a post closing basis. Now we're talking.
One last point to be made on this page; I focus
on 100% financing. If you are putting 20% down and you have a 750 Middle
credit score, you can pretty much call around with the "What's your
rate?" approach and please do call me. Just let me know you are only
shopping. If it makes sense we'll do business. Normally investors DO NOT
want to spend cash out of pocket. Even when they do they want to quickly
get their money back out of property. That is where I will make a big
difference.

First of all the 203K offers the opportunity to
purchase a home with little out of pocket expense. There is a 3% down
payment requirement, but this can be paid by one of our approved gift
programs (gift does not have to be repaid, it's a gift, keep it!). We
will provide you funds for all repairs needed on the property Post Closing.
This is extremely strong.
Let's look at
the following example:
Bob Smith (a new investor) finds a 4 unit property
for a purchase price of $150,000. The property needs $150,000 in additional
repairs to make it "Liveable/Rentable". Bob is willing to move
into one unit to make this whole project work but there is not a unit
in condition for Bob to move into. To further complicate matters, all
units are empty. This creates a Debt Ratio and Cashflow issue. Bob calls
Nick Williams and learns that there is a miracle product, the 203K, that
will do the following:
Finance the property with out of pocket costs of about
$1,000 (includes appraisal and rehab inspection)
Finance 100% of the rehab Down
Payment not needed!
Finance 6 months Principal + Interest and Taxes + Insurance
Cashflow issue solved!
Credit Bob with the average market rents even though
the property is vacant.
Debt Ratio issue solved!
6 months later, Bob has an excellent 4 unit rental
property (he lives in one) fully rehabbed. We will have also helped him
by providing the rehab consultant and by managing the distribution of
funds so that he has a quality experience. He now is in a good position
to move forward in his real estate investment career.
